They broke that contract by giving bits of useful information, but not in a take-home form and hours of:-- Tony Robbins knock-off, change your life rah, rah, positive thinking talks--Would-be actor impressions and dancing from the stage--Political, state of the economy reports (this was especially offensive if one did not share those views and if you have read a newspaper or listened to any news in the last year)-- Lengthy personal stories--short is OK--over an hour and more not relevant--AGAIN and again and again selling of the program which took hours of time--this was incredibly irritating.

You have some accountability in the creation of this toxic relationship as well.

That irritated me since he had went up to $90K verbally over the phone. 

Just keep spamming and irritating people and eventually the government will start paying more attention.

That is truthful, addresses their concern (if not their irritation) and lets everyone move on.If you start getting creative with your answers, as people sometimes advocate ("Our system has identified you as a property owner that may benefit, blah, blah" Nonsense, you bought a list from a list broker that sells that same list hundreds of time a week) you both waste your time and cause the person you mailed to wonder what the heck is going on.

You don't want to irritate with too much too often, you have to occasionally send him something with a kind and gentle nudge.

It's not that these are dumb request, it just irritates me when tenants expect you to do expensive alterations without increasing the rent.

sure sounds like a tenant from hell. but here are a few things to think about. number 1, they are not your tenants any more, so the court will not look favorable upon them. 2nd, read my profile, i am a home inspector here in new york, with mold remediation as a specialty. there are 18 different types of black mold, and ONLY 2 OF THEM ARE TOXIC. so, your chances of having the toxic variety is slim. 3rd, you have to have either very large quanities of black mold and have it be the toxic kind to make it harmful to people, i. e., airborn. 4th, if these tenants are sick from black mold, then why did you have to go thru court to get them out??

If she has a wall-mounted TV, she's going to want to mount it on a wall.I guess the really irritating thing about all this, is that she waited until she had a signed lease before springing it all on you.  

Irritating and unprofitable are not the same.
