I'm stuck with the roof which has got few tree damages, roof repair costing me 1500 whereas roof replacement costing me 4000.What to decide?

Just saw a episode of Judge Judy.. similar situation.. and yes,, the insulation needs to come out. you could get additional quotes,  remove brush, trash from exterior, any tree limbs that touch building, get exterminator in to bait and trap. next will be holes thru the ceiling from the rats.. any holes or vantage points on roof they are gaining access from, by A/C unit or vents that are damaged.. they are getting in some how and food source is active enough to keep them. 

Dad may not wanted 1 million for the trees'  but the kids sure did and in a hurry....

When I purchased the property, the pine trees were swaying in the wind, the skies were beautiful, blue, and the stream running from the mountains past my house was calm and beautiful. when I moved in it was raining, the stream was overflowing, and the pastor was flooding.

The landscaping will incorporate boulders, and two trees in front yard for low maintenance, while adding curb appeal.

Not sure how it is in CA but here in CT, tenants with 790 credit that make good money do not grow on trees. 

Having things blocking the house like bushes and large trees is distracting in exterior photos and you'd be better served by having a planter bed of colorful flowers instead.

. - Yeah both of our flips (our first and our current) have been through courthouse auctions.The advantage to them is that its a limited crowd unlike the online auction sites, so you can get some deals (we had around a 100k profit on our first deal) but the disadvantages are (1) most auctions are fruitless so you waste a lot of time going for nothing, and (2) you dont get to see inside the property before the auction - so there can be some ugly surprises.Depending on your market and the competitiveness it may or may not be your cup of tea
