As a property owner you have considerably more safeguards in place with a triple net lease where a management company has skin in the game vs a simple rental agreement.

If you have the 50k you can maybe even use that to partner up with an experienced flipper and put some of that money in the deal as many want you to also have some skin in the game.

But there is only so many ways to skin the real estate cat.. 

You will notice that they only fund less than 70% of ARV and the borrowers have skin in the game.

Its important to set boundaries, be professional and not let people get under your skin.

@Anna Sarvis, I understand the property they were first looking at is likely no longer available (likely because houses fall out of contract all the time).There are a lot of ways to skin this cat.  

You will need to get an attorney to draft proper documents which will include information about what it is you are doing.raising money today is challenging as people are losing money in other deals and hesitant to go into new deals, especially for newer sponsors or sponsors without a lot of skin in the gameit can still be done but you need to have rockstar sales people.
