I am a newbie as well and so I don't have a lot of sage advice, but I think I have a couple gold nuggets to share.I think when you are starting out putting together a team is very helpful.

Anything around Sage college and you're talking $500k+ but...if you happen to find one you can get $1200 to $1700 rents.

Emotional Support Animals in HousingHere is some reading material on the distinction:The Department of Justice in the 2008 proposal makes clear that animals “whose sole function is to provide emotional support, comfort, therapy, companionship, therapeutic benefits, or promote emotional well–being are not service animals.”

You could also lay a dripline on a timer, mulch it, and drop in correopsis, coneflower, sage, bluegrass, dogwood, thyme, purple oregeno (will take over), cat mint (will get HUGE) and allysum (some mixture thereof) and call it a day.  

I would love to know what people think about this, or if anybody has done this and has sage advice.

Building rapport is my preferred style of leadership however, these people don't look the type.I'm hoping for another opportunity elsewhere and I will offer free labor, at least in the begining, while I learn, in exchange for a free apartment.Perhaps you have some sage advice?
