I think many people on BP celebrate the DIY model out of state, but gloss over the hundreds of hours spent finding and managing that team.

As for analysis, Chris Lopez and the team at Envision Advisors have a good podcast analyzing investment properties in the area, and they provide analysis spreadsheets on their website.
