How soon should we start looking for an agent in Denver?
My fiancee and I are ready to purchase our first investment property within a 50 mile radius of Denver, CO. Our strategy is to live in the property for a year while we save to purchase our next property.
We currently rent an apartment and our lease term is over in January of 2023. The closer to an early January 2023 move-in the better.
We've read it's ideal to have an agent and seriously start looking 4-6 months before you'd like to close. We know how competitive this market is and are wondering how much impact it should have on our timeline.
When should we start reaching out to prospective agents?

@Sean Beard Your 4-6 months range is a good window. I'd lean more towards 6 months. It's always better to have more time, than less time. I also advise our clients to ready to go 90 days from when they want to close.
What is your lease break fee? Often the fee is one month's rent, so it makes financial sense to break it early and buy a house sooner. Between rising prices and interest rates, the math makes sense.
