repaint w/fresh coat? 

I repainted that whole house inside and it still smells like an ashtray.

Unless you completely repainted the walls and ceilings, and replaced all carpets and draperies. they will just say it's not from them unless you can show an identical test result claiming that spot tested negative when they moved in.Or, they will just say they did smoke, outside the building, at work, or in their vehicles.  

They were taken before the place was repainted and are obviously a rush job. 

I found a light rehab that needs interior/exterior repainting.

The siding could be re-painted, but nothing that need to be done day one.

Call that person and tell them your a landlord with X # of properties and you want to open and account and get some pricing locked in for your repaint materials.

.)- Repaint the entire interior with white paint(along with some drywall repairs)- Remove and Replace appliances (Refrigerator, microwave, oven & dishwasher)- Replacing garage door opener, cleaning leaks, Fixing door trim & side vinyl etc.I am looking for good contractors for this project.

Cleaned them up, welded loose frames and fabricated drip pans & cooking grates, repainted them, then took them back to properties. 

Can it just be repainted and left in place or will we likely need to replace?
