Management companies that aren't slum lords?

Ten years into renting our former home, I've now had four property managers. The third of them was by far the best, convinced me to try section 8. As a minister and real estate agent he made it his personal and professional mission to help people who needed it.  He treated the place like a home anyone would want to live in.  He got me a great tenant who took good care of the place.  That tenant was able to save enough in five years to buy her own home.  

Here's the rub:  a few years in, the minister agent I love moves and sells his portfolio, and the new guy just isn't doing it for me.  The photos in the listing are awful.  They were taken before the place was repainted and are obviously a rush job.  In then the place looks shabby.  The neighbors are certainly unhappy.  Overgrown lawn, weeds.  Kitchen photo includes a paper coffee cup on the table.  Just an awful sell job.  

I haven't gotten the bill for the paint job, haven't  seen photos of it even, and it's been a week since I told him to have the lawn taken care of with no response.  

He got one -ONE- applicant, who's got multiple collections and a criminal record and is telling me I HAVE to approve it.

So fed up with this guy.  Ready to terminate the agreement and start fresh, but looking for recommendations...

Anyone know a good property manager that takes section 8 seriously?
