Sounds like you’re on the right path if your goal is to start off the new relationship with your tenant in an adversarial manner.

Granted, it won't sustain those high rents, but for several months insurance companies are paying premiums in rents for homeowners that have lost housing. 

Communication with different team members such as a realtor, inspector, lender, property manager, an insurance agent becomes overwhelming and difficult to keep a track of emails in an organized manner. every member may have their own portals (dotloop etc )  to keep a track of but it is not from an investor's perspective.

I just didn't like their manners.

To behave in such a manner is terrible and then to justify it by thinking that the one you are cheating is cheating others, is even worse.

Presently I work full time at Wal-Mart as a Maintenance Supervisor and wish to be able to earn a self sustaining income through real estate so that I can retire my 9 to 5 job, be my own boss and have time to travel with my wife and enjoy life.                            

Over 3.5% percent growth in a month is impressive growth, but is that sustainable over the course of a year?

Some are better at communicating in a timely manner than others. 

As always make sure each property will sustain itself and positive cash flow.

I have leads coming in but due to my job I have a hard time following up in a timely manner.
