Few Questions, just bought first 2 family home

So i closed on my home last week, i currently have a tenant who has occupied the first floor since April. I unfortunately already have been dealing with a few plumbing issues in the basement. With that being said i also planned on using the basement for my own personal use and storage. The washer and dryer that was in the house also is very old and has leaks from the washer, i am planning on not allowing her to use either washer or dryer. I have looked through her lease and it does not state anywhere that she has use of basement and laundry area. Can i legally restrict her basement usage all together? thank you in advance!

If you want the tenant to leave and she is on a lease you could always try to buy her out.  Offer her $1000 to move or something like that.  Tell her the place needs to be left in rent ready condition.  However, if you want her to leave so you can rent to family—that may be a mistake.  Many landlords will tell you to never rent to friends or family.  Keep personal relationships out of your business.
