I have been to many of these and its like anything else sales and business related not everyone can do it.. plain and simple.. failure rate for real estate Is quite highthe other side of the coin are those that have made nice money in other professions or industries and then bought buy and hold for long term investments.Gurus generally are talking about get rich quick.. so its caveat Emptor for sure with these things.But I do know more than a handful of investors who got their start paying the 40k and are as successful as anyone who learned on BP myself included.. but they would have been stars no matter where their education..  

That is a cop out plain and simple.

The worst that happens is you run behind on turn work and have to return to touch up paint or do some odd's and ends while new tenant is there.. but to lose a entire month's rent is just plain stupid.I managed a 126 unit building some months during the summer we had 10 turns,, and that's moving 10 apartments, in and out in 24 hours..

Eventually I started hitting solid, base-hit deals with numbers that just plain worked well.  

I never wanted to get married or have kids (and I still don't) and the thought of having to wake up for a 9 to 5 job working for a boss puppeteering your abilities and cultivating your do's and don'ts makes me sick to the stomach.

Sometimes you'll find complaints & violations in this file -- look for a pattern of long-term issues and/or neglect.Check out the flood maps and see if it is on a flood plain.  

I have a feeling that my letter will upset the ones that have to move, but be a breath of fresh air for those who are sick of the rule breakers.

Thank you for the reply It doesn't have the stained glass in it has 4 plain windows down each side .

The house is currently painted so in order to have plain brick I would have to strip and do extensive work to remove years of paint

They retroactively changed their sick policy to try to get rid of me.
