PM no shows until tenant moves & vacancy rate impact

Hey BP community I've got a tenant moving out and the PM company I use doesn't show the apartment until complete move-out and cleaning of apartment has been done.  This is my 1st year with them. I can understand on one hand as it ensures the best possible showings of the place, but this will also ensure that my vacancy rate will always be higher than it would be if we showed the apartment prior to move-out & placed a new tenant within days of the move out. I'd love to hear from PM's on their best practices or options and landlords as I want a great tenant but also want to manage my VR to keep it as low as possible (and yes I do budget for 5% VR annually). a 24 hour turn for a rental property is totally possible with the right people lined up for turn work. 

You should expect same from your PM company and I'd choose one that will show the unit while occupied, so you can get new tenant in when they move out.. 

The worst that happens is you run behind on turn work and have to return to touch up paint or do some odd's and ends while new tenant is there.. but to lose a entire month's rent is just plain stupid.

I managed a 126 unit building some months during the summer we had 10 turns,, and that's moving 10 apartments, in and out in 24 hours.. I was usually always 100% occupied so no down time and showed occupied units with proper notice. 

So find out what you need to do to get someone that can do this for you.
