Rents are sky high in certain neighborhoods of Jersey City (we are second to NYC) as such many of the tenants are professionals with high income commuting to their jobs in NYC by ferry, 24 hour path train and bus. I

I found a really nice brick building with 12 apartments, 3 commercial business units and some garages.

As for valuing the property, keep in mind that the properties are valued based on NOI, just like any business.
