Mobile park FL question

Hi, I am looking into purchasing mobile park in FL. I do not have experience in commercial real estate transactions. I am from Buffalo . Should I find a local agent or use a lawer? I will appreciate your recommendations  on local contacts as well as some insights on mobile park business.
