When any contractors work on my projects I give then a form with a set of rules that states something like:no smoking inside the houseflush toilet paper down the toiletdon't pour your cut tile or any other residue or trash on the lawndon't ask for money until the job is finishedwork on the job every day without going to other jobs.

Once you know total value (ARV) based on market realities , you can define total cost (project budget) by doing a residual analysis.Residual analysis involves deducting a target profit, commissions and closing costs from ARV.This market driven process is far superior to adding up all of your costs and putting your target profit on top of it in hopes that value meets market reality.Let me know if you’d like the budget worksheet and I will send it your way.

Also the residuals from recruitment is a major one at eXp although that's thankfully being eclipsed by actual active R.E. activities, so less "MLM" and more "MLS".

They both have advantages with the main one being you keep yourself in the deal and get the benefits of residual income via interest and payments.I also agree with the comment that you may need to increase the term to 20-30 years to keep the payment down depending on affordability.
