Tampa - Vacant Land

Hi everyone!

I am wanting to wholesale vacant land and wanted help with understanding how to determine if the land is attractive to cash buyers. Is it primarily the location of the land or are there other factors?

Also, how do you determine the value of the land or what are cash buyers typically paying for it nowadays?

How deep down the hole do you want to go?

What is the current zoning and is there a need for that or will the builder need to get it rezoned? 

If the current zoning does not conform to what is the highest and best use, you can make more money if you do the work of getting it ready for the builder but that is a long process that if you have the time would be an awesome learning experience. 

You could partner with a builder and learn that process.

You could ask a local realtor to pull some comps for you and then just sell at those prices.

You could advertise it as Florida land to the rest of the country. Especially NY and OH areas.

You could donate it and reduce your taxes.

The sky is the limit. I am wishing you well in whatever you do.
