I was seeing some interesting stuff a couple of months ago in W Town n' Country (33614) and along the river (Riverside Heights, etc) but things seem to be drying up.

Springfield has one called SPAR and I believe Riverside has one call RAP.

@Blake Lee and others, I'm aware of some quads for sale at 67th & Utica; between riverside & Lewis on 71st.

I did real well dividing acreage and holding and selling a commercial acre in the early 90s.That was the easiest money I ever made.32217, 57,  especially 58, 59 Mandarin Julington Creek is very nice bordering St Johns County Switzerland areas. 32202, 32206, 32208, 32209, are rougher neighborhoods but contains some good deals on homes for the right risk manager. 32204/05 is both part rough and Riverside oretga wealthy with steeets closer to the river having the better property.
