Hey everyone, it's great to see another Orange County Meetup started in the northern areas. With all the different members, I was curious as to what everyone is working on,

• Are you actively buying properties, if so, what type property are you looking for?
• What is your niche?
• What area of southern California? 
• Are you just getting started?
• What help do you need to move you ahead? 
• What are your needs? (locating property, money, partners, expertise, etc.)
• What price range are you wanting to stay in?

Always learning. Have PM'd over 60 flips in past 12 months

Deals to be bought cash. JV partners at times. More General Contractors who can handle not high, but fair pay with fast paced timelines and constant work.

• What area of southern California? I work from Temecula through Bakersfield. Riverside County, San Bernardino county, Orange county, Los Angeles county, Kern county.

• What help do you need to move you ahead? What are your needs? Leads: Any problems I can help solve to clean up title or move a project forward. JV, referrals, etc.

Hi @Karen Margrave, I'm new here at BiggerPockets, but wanted to still chime in!

• Are you actively buying properties, if so, what type property are you looking for? - I'm trying to learn all I can right now, but I hope to buy my first income property within the next year. That or learn how to wholesale or maybe even rehab houses.
• What is your niche? - I don't have one yet but I know my disposition is to invest for income streams. But I think I'll find a combination of trying to wholesale to generate active income and then buy and hold for long-term wealth building.
• What area of southern California? - The city of Orange
• Are you just getting started? - Yes. I am very new.
• What help do you need to move you ahead? - A mentor. Someone that I can help by doing some leg-work but also learn from. Know anyone looking for an assistant/intern/or just general bright and happy person who is excited to work in real estate?
• What are your needs? - Meeting new people and learning the basics, so, locating property, money, partners, expertise, etc.- 
• What price range are you wanting to stay in? Probably the $300,000-$750,000 range. I don't know exactly. Is that too big of a range?

No, haven't bought since 2012. Buy-n-hold numbers I'm seeing don't make sense. I'm into SFRs. I'm currently renovating some of my properties and may be a seller if the market keeps going up, though.

• What is your niche?

Buy-n-hold SFR rentals with value add opportunity. Considering other niches that may work better in this current market, but still on the fence.

• What area of southern California?

Huntington Beach, Glendale, Palmdale & Lancaster.

• Are you just getting started?

No ... but I haven't bought anything since 2012, so I would be "restarting" if/when I get back in.

• What help do you need to move you ahead?

Other options besides buy-n-hold that work in this market (or how to make buy-n-hold work). Would like/need to "ride along" on a deal or so, offering free labor for the ride, with an experienced investor to convince myself that alternate methods are sound and how to structure them to not lose your behind even if the market falls out from under our feet.

expertise and somebody willing to let me tag along on a deal in exchange for free work/

• What price range are you wanting to stay in?

Wherever the numbers make the most sense, but likely under $150k/unit for rentals and under $500k for flips.

I'm happy to give help or advise anybody who is looking to buy-n-hold SFRs, with the caveat that I have not been active in this current market.

What am I working on?

• Are you actively buying properties, if so, what type property are you looking for? In 2016, I will be actively buying SFH outside of CA.  
• What is your niche?Generally buy and hold, but very interested in the vacation/short term rental market and flips.   
• What area of southern California?I am in LA County, Pasadena.  
• Are you just getting started?Yes and no.  I am going from owning one rental property that I managed pretty casually to taking a more serious approach and looking at real estate investment as a career and as a major part of my family's future.  
• What help do you need to move you ahead?Right now I am looking for part-time contract work in the industry managing REI projects or supporting investors who need extra help managing their various projects. 
• What are your needs? (locating property, money, partners, expertise, etc.)My main issue is now getting part-time contract work in the industry.  My secondary issue is finding an investor friendly agent and great property manager in the Pittsburgh area.

- We bought our first fix and flip last month and are a couple of weeks from completing the rehab.  We are looking for more SFRs.

- a larger marketing budget.

- more leads and access to more capital. A bonus would be someone knowledgeable in Google AdWords and Facebook ads.

•What price range are you wanting to stay in?

- under 1 mil.

Larry,

I am a broker and an investor in the North Dallas area.  I cover 20+ zip codes in the North Dallas.  I have several rental homes.  Most of my residential clients are investors and I find turnkey homes.  I also do that in the commercial side.

A word of caution.  If you find $100K - $150K homes, your tenants will be in the low income class and may cause you headaches because they will not take care of your house.  I suggest you up the price to $200K to $250K.  Most of the tenants in this price range houses will not damage their rental homes as much.

As a super noob, I'm going to answer each question the best I can...

- I'm currently looking for SFH and 1-4 unit properties for cash flow.

- Buy and hold in areas with population and job growth

- Currently not looking to buy in CA until prices come down again

- Just getting started.  I just went into contract for a turnkey in Dallas through Memphis Invest.

- Looking for an experienced mentor to learn from and bounce ideas off of.  Also looking for additional turnkey opportunities in North Dallas, San Antonio or KC.

- I'm in the market for SFH priced from $100-150 and 2-4 unit multi's in the areas above.

We are located in CA (LA County); however, we actively buy SFR properties outside of California (buy, hold/rent & sell).

Also now getting involve in buying land, constructing (SFR) and selling properties.  Currently working with a local agent, a contractor we used in the past to build our primary residence, organizing funding to move ahead in 2016 with this new project.
