If it were me I would get resolution with the local building department.

Price yours accordingly.If you can get enough on a sale to cover the costs and the loans, get rid of this albatross as soon as you can.If you have to make up some difference, and are able to do it, you best chance at a speedy and complete resolution to the situation might be to bring money to the closing table to make your problem go away.If the possible sales prices is going to be below the loan amount, your best bet might be a short sale.

Not paid rent, not negotiated with the landlord on a friendly resolution, not followed their part of the landlord/tenant rules. 

Especially, at the beginning of a new year as so many people are making resolutions and goals for what they want to accomplish this year.
