Understand your market. if it were me I would take the time and make the effort to go to these areas for the first few deals build a network, understand the area, culture laws etc and it will become quickly apparent if its your game.

If it had limited buildable land, high new construction cost, historically outstanding appreciation, great climate, cultural diversity then that would be bonus (but then it would be San Diego).Good luck

We have seen some states claiming you can't use the old 2 people per bedroom limits because that discriminates against certain cultures who have big families or house extended families together.
