Long-Term Rental Rules: Even though my properties are long-term rentals, are there any tax benefits I might be missing if I occasionally rent them short-term?

Someone to stock supplies, an appliance repair person, heating/air conditioning repair, plumber, lawn care person, carpenter, salesman, and occasionally an electrician. 

I do the occasional Big Island deal - either side.

As someone who occasionally works with these investors, I always try to emphasize the challenges that come with real estate like managing renovations, dealing with tenants, and navigating market fluctuations.

Over the next couple of years, I don’t plan to use the property often, but I may stay there occasionally when it’s not occupied.

We would certainly want to have our basic needs covered, and the occasional emergency, and be inflation proof.

They will still do the occasional flip, but mostly when a deal presents itself AND they may be between new construction starts so need to keep their teams busy.
