In real estate, most of the battle is how and who...once done you can do it again.

As an apparently knowledgeable house flipper, this will keep him around as a borrower.Sorry for the sarcasm, but this is not the way to treat a customer, nor to run a business, in my view.I don’t know if you ever flipped a house, Greg, but it’s almost impossible for even the most battle-hardened rehabber to accurately predict the duration of a flip.

I have another investor that doesn't want a roof with less than 10 years, but the nastier the HVAC the happier he is because it smells like money to him.

The tenants didn't regularly pick up after their dogs, so according to our contractor it always smelled like dog poop when you walked by or walked up to the house. 

When we went through the potential property I bet there were 40-50 dead bats in various parts of the home & the smell was terrible.

When it starts looking like a pig, smelling like a pig...I do not want to put lipstick on it and try to convince someone else it is not a pig, so then I would bail..

No, but the next self shower walks into a smell they don't like and just leaves.

Tenants have sewage coming up in their tub.. that smells like Sh*t to them but smells like a discount for you!
