Do they hide behind anonymity or do they have a legitimate, searchable business? 

I would recommend a traditional LLC, ideally with anonymity, set up in the state where you plan on doing business.

ALL of these can be manipulated because ALL rely on the integrity and honest of anonymous strangers for feedback.Getting your information directly from an identifiable person with provable ties to the target company will always be your most reliable approach!

I am about to close on my 10th property and in advance of that I have used Anderson advisers to get my entity structure set up for asset protection and anonymity which includes having each property in a land trust and a separate LLC for each property.

This would give you the benefit of anonymity and asset protection.

LLC needs to be in the state your doing business in.If your looking for anonymity you want a holding company LLC in Delaware, Nevada, New Mexico, or Wyoming then that LLC is the owner of the LLC your doing the business in your state with.

It's  what the real costs at the end of it-- exposure, anonymity, etc.

Too many gurus push this without any justification.An LLC is useful for two things: anonymity and legal protection.

The fifth pillar is owning everything anonymously.

Since these disclosures are private, and not part of the public record, it does not violate the anonymity you’re seeking.I would recommend having a good insurance policy AND the LLC.
