People tend to think that all there is to it is filling in the blanks of a contract, but understanding the process and how to negotiate the nuances in your contingencies are where tens of thousands of dollars are lost or won.

Which do you think will be more competitive, buying from wholesalers or your own referrals?

My recommendation would be to reach out to investors currently investing in the market and call them to get referrals.

They do tend to go in the same place, but its usually of their choosing.

I tend to get frustrated when I keep telling people that you can buy large multifamily with 0% down.

Properties in sought-after areas tend to appreciate more and are easier to sell. 

Referrals may be a big part of your business so I'd recommend creating a business page here and having some of your customers write you a review.Lastly, one of the best ways for people to find you is through your profile.

I do tend to look at each situation individually and I do this based on my experience so it might be a little harder for someone new to do.

@Austin M Kauth, these kinds of deals tend to be messy and are often unlikely to conclude with a completed sale.
