Having a real estate agent VS being your own real estate agent?

As an investor in real estate,
when buying property, is it better to have a real estate agent or better to get your own real estate license and becoming your own real estate agent?
what are the pros and cons?

     You are much more generous than me. Id say the good Realtors comprise 5% or less of the industry.
