Long-Distance Investing in Davenport Iowa

My husband and I are planning to buy rental properties in Davenport, IA.

We already have a small portfolio, 3 doors, in Omaha, NE where we live, but the market here has gotten too competitive/overpriced.

I have spent the past few months analyzing properties in Davenport, just from the MLS, and it seems like there are great cap rates which we are optimizing for. I don't think we are going to see a ton of appreciation on the properties we buy there, but for us, the cash flow makes up for it. It also helps that we have family who lives there, so we have a built-in excuse to tour the properties a few times a year.

Does anyone have experience with Davenport? Any tips?

Our next step is to look for a real estate agent in the area, does anyone have any recommendations? Let me know if you have a good wholesaler as well!
