In general,newer is better.Unless you're talking about historical homes in special historical neighborhoods,a 70 year old home is gonna be worth more than the homes pushing 100 years that are probably long overdue for massive repairs and remodeling (new plumbing,rewire the electrics,new roof,water heaters,etc.

The current owner bought the property in 2011 for dirt cheap, apparently started a remodel, but then stopped.

I am just finishing remodel of my second rental (SFH) and planning for a new rental build on a 1ac lot I aquired a year ago.  

I was thinking about offering cash for keys so we can do some remodeling but if I already have paying tenants, it would make sense to just keep them.

You could always house hack though and rent a room or two out after you finish remodeling, while you are still living there.

I have been spoiled and do not deal with tenant and toilets, I invest in vacant land.
