Newish Investor in Metro Atlanta, Deal Financing

Good Day BP Nation,

I am a Realtor in Metro Atlanta and also a FB Member just looking at my first investment deal. I have a PSA on a 3bd/2bt SFR to close 9/15/16. Looking for 1st position and bridge for a total of $68K. ARV is $82K conservative. (Comps are $79K-$90K). Total due @ closing $59,200, Repairs $8,800 max. This is my first deal, and feeling a little scared, I know the margin seem very, very slim. However I know I can push UP the sale price and cut the repairs to just what is needed. Preferred Exit is to have this turnkey ready for a Landlord Investor. However, will also consider Wholesaling with a double closing.

So, any Private Lenders who will do below $100K to first time investors out there?

OR:  Any Investors out there that would like to take this deal?
