Washer/Dryer 100%.You can do work from any room but you cant wash your clothes without a W/D.

One of the biggest expenses is kids, not just feeding and clothing, but all the other stuff.

Leaving all your belongings, clothes, tooth brush, etc does not appear to be abandonment.When did he last pay rent?

There may be room there that I could hang a laundry bag so tenants could toss abandoned clothing into that.
