Tenant has given 30 day notice
Tenant has given 30 day notice via mail. I have not been able to contact the tenant. I have found all utilities has been shut off. Do I take possession of property, or wait until 30 days have expired? Appears tenant has moved out or at least partially moved out.

I'd leave a message on the phone number of record, send an email, and post a message on the door that you will be entering to inspect the premesis in 24 hours since you received notice that the power has been turned off. I'd start marketing it, and post a notice whenever I needed to show it.
