If you're looking for appreciation, the two strongest influences on demand (and appreciation) are population and job growth, so monitor those.If you're looking at which markets are volatile, that is impacted by many variables... population growth, job growth, job/industry diversity, local politics/regulation, development etc...Example: San Antonio's economy and job market is really driven mostly by health care and aerospace.

All of this is not guaranteed ... there are risks and uncertainty in investment, but assuming similar long term historical averages (no more, no less) gives you the best estimates IMO ... then force appreciation such that you can sell for profit at any time as an optional exit strategy and be cushioned to some extent from short term price volatility.

@Andrew Johnson i dont disagree at all, I wouldnt use it to buy a house or whatever given current volatility and likewise I am very skeptical of real estate ICOs and frankly of most ICOs.
