What things do you look for when evaluating a real estate market?

Although I live in the North Seattle area, I have connections to a couple of other real estate markets on the east coast. My goal is to purchase my first property by the end of the year. What things should I look for when evaluating a good real estate market out of the few I have connections with? Thanks for the feedback!
