I feel as though your buy box puts you in a position for more flexibility. 

I used to do essentially free consulting with new investors on it but gave it up for some of the same reasons - everyone thinks you can just sit at home and buy good properties across the country that are in great shape. 

Like I said I have the buyer ready to buy. 

It will be even harder as a young person with no life experience, and particularly no experience buying real estate. 

Suggesting to them buying their house for a wholesale range offer or lower dependent on the extent of the rehab, then having a contract in place that gives them a percentage of the profit to help get them back on their feet, paying off debts etc.

My PPR note fund investment is a little different in that you can buy some notes from PPR and pay for the PPR notes using your Fund investment. 

You want to focus on markets that work with your plan and also where you have a personal connection with someone, even if you build that on the internet.
