I will be moving likely within the next 8-12 months or so, and my wife and I are planning on renting out our house, so that's how I figure we will start.I've got a pretty good gig going with the AF so this will be more of a supplemental thing for me at least in the beginning so I would say I'll probably be taking a more passive role to start, although I'm open to anything.I spent the last two years as a recruiter so I've gained some valuable experience in Human Resources, advertising and marketing, cold calling, as well as general salesmanship so I think I can find a way to use those skills in this venture.

I was a Licensed Mortgage Broker back in 2005-2009  and flipped a few homes when no real skill was needed back then and made good money which I foolishly invested into a joint business venture with my hubby in 2006.  

It seems that everyone in the real estate community across the nation (I've been licensed now in 4 states) has SOMETHING to say about an agents role, knowledge, skills, accessibility, longevity, and most importantly compensation.Here are the facts.

yes yes i know void clause. but they have been doing a good job. i still end up going to give it a good clean every so often lawn care was contracted out. the way i see it you ccan pay a student living there and hope he keeps up to it. or find some kid on the block and hopefully spark a little bit of entrepreneur skills.

My wife has been in prop management for most of her adult life and is a regional manager for a large company so I plan on using her skills on the management side (why didn't we do this much sooner!!).

The larger deals into tens of millions those buyers want experienced brokers who are highly skilled and knowledgeable.Have you talked to all the brokerages?

We have been incorporating Passivhaus/EnerPHit ideas and practices into our retrofits as our knowledge increases; materials and equipment becomes available (cost effectively) here in North America; and the mindset, knowledge and skills of our trades improve with respect to energy efficiency.If the cost is equal or less than renovating a house to current code standards, then it would follow that renting that house would provide a better return on investment.

Your sales skills will be a huge asset, and the money from your sales job will be a huge asset.

Where I see some break down is this referring folks to rehabbers that are really not ready for prime time.. they either don't have the people skills.. they want to cut corners .. and or some are just nefarious in nature.

Maybe my skills are valuable to someone else willing to partner?
