Yes this method only works if #1 You make more money than you spend#2  You are willing to spend less than you make.#3  it works because people don't have discipline to pay their mortgage beyond the minimum.  

I KNOW I am not up to Accredited.It seems to me to be "backwards" thinking that there is LESS risk to a 'novice' in a FUND since the risk is spread out over many Notes and professionally managed, whereas an Individual Note seems like it would carry WAY more risk, especially picking the 'right one' for your investing goals, budget, etc...?

I do single family "off market" that I take over with owner financing, subject to, wraps and lease options.

Nearly all of our business came from the relationships that our originators had built over the years. 

Las Vegas attracts investors from all over the world for good reason so I think you are on the right track starting here before expanding.
