I just purchased my first multi-family and after I finish restoring it, I will take out a line of credit.

Understand that I'm not saying that you should just blindly overpay for a fancy downtown condo or throw all your cash into a burned out building that you have no idea how to restore, but realize that this industry is very forgiving to people who are willing to put in the time to solve problems.

You would need to refinance the home again as an investment property if you have no intention of living there for 12 more months.Using a conventional refinance to restore your VA entitlement is allowed one time. 

The advantage to this deal was that it was owned, and lived in, by a friend that was had restored homes.
