And if you need some "outside" agency approval, like state road access, wetlands, stream crossing, perk tests, hydrogeological study, from either state or Federal agencies add more time. 

Often the lack of these things are associated with sponsors and deals that target unsophisticated investors.

Most real estate agencies have a in house photographer but if you ever joined one that didn't ... then you could essentially create secure revenue.Assuming you didn’t want to be an agent.. just an investor then it will save you money by not having to hire anyone to take photos especially for flips.

File a complaint with your state agency or their regulatory agency or the FDIC and move on.
