yes yes i know void clause. but they have been doing a good job. i still end up going to give it a good clean every so often lawn care was contracted out. the way i see it you ccan pay a student living there and hope he keeps up to it. or find some kid on the block and hopefully spark a little bit of entrepreneur skills.

My wife has been in prop management for most of her adult life and is a regional manager for a large company so I plan on using her skills on the management side (why didn't we do this much sooner!!).

We have been incorporating Passivhaus/EnerPHit ideas and practices into our retrofits as our knowledge increases; materials and equipment becomes available (cost effectively) here in North America; and the mindset, knowledge and skills of our trades improve with respect to energy efficiency.If the cost is equal or less than renovating a house to current code standards, then it would follow that renting that house would provide a better return on investment.

Where I see some break down is this referring folks to rehabbers that are really not ready for prime time.. they either don't have the people skills.. they want to cut corners .. and or some are just nefarious in nature.
