Problem here the tenant didn’t declare cats as pets.She ruined the unit in one full year and it took more than $11,000 to replace full floors in two level townhouse plus other water leaks damage.tenant left without telling.Now I am asking property management must visit quarterly to catch damages early on.Ozone machines did not help much.thanks

But there is nothing like the eyes of someone that has installed a water heater, replaced a breaker box or laid a floor to really get to the bottom of the true issue on a home fast. 

I have already got paid by the insurance .now it comes to signing the contract with this restoration company ( the same company that dry the house ) , and their contract was very basic .. it didn’t list in detail of what they were going to do  .. for example 1.initial material ___$upfront 2.drywall / paint  _____ $upon completion 3.Cabinet completion _____ $upon completion 4.Flooring _____ $ upon completion 5. 

Has anyone out there ordered bulk flooring from Alibaba?

I have 8+ units that I would like to install plank flooring/vinyl of some sort when the units turn over tenants.

We got multiple quotes covering demolition, carpentry, siding, roofing, HVAC, plumbing, electrical, plumbing, insulation, plaster, flooring, and more!

And lets in all the humidity that was removed during the day.I once considered adding a duct and fan to blow air from the basement to the 2nd floor in summer, and from the 2nd floor to the basement in winter.

Renter friendly additions such as vinyl plank flooring.

Those guys aren't cleaning that crap up. 

For example there are 3 or 4 major utility companies just inside of Fayetteville and it seems like each property has a different structure/utility company.Other expenses = major capex (roofs, plumbing, flooring etc go bad eventually so I would save a monthly amount in a separate account for when these happen).
