Purchase price: $157,000
Cash invested: $41,000

Two single family new constructions in Shawnee Oklahoma.

What made you interested in investing in this type of deal?

ROI was good and both properties are cash flowing.

How did you find this deal and how did you negotiate it?

I visited the area and discovered it would be stable, affordable, and profitable.

How did you finance this deal?

25% own money down with 30 year conventional mortgages.

How did you add value to the deal?

Renter friendly additions such as vinyl plank flooring.

What was the outcome?

Still cash flowing and doing well.
