I'm fine with texting for routine communication reminders like be sure to drip the faucets on cold night, can we get a pet (yes, but there's a fee), etc.My phone goes into "Do Not Disturb" mode between 7 PM and 7 AM.

Aloha,If you are using an actual Commercial Lease, they are typically quite lengthy and should have, at a minimum, a provision such as "Lessee shall not use or permit the use of the Premises in a manner that is unlawful, creates damage, waste or a nuisance, or that disturbs occupants of, or causes damage to neighboring premises or properties."

I've had similar experience...when you move all his junk out you will disturb all the vermin that live there...rats, roaches, etc can get into your other units.

Also, if you've got spring and rivers, check for flood zone, and keep in mind any restrictions with regards to the water (like not having any structures/disturbance within so many feet).

based on the facts that the door price for a multifamily property in a good area in east cleveland is historically low and based on the facts that some properties can have an occupancy rate of 90% and brings monthly cashflow, this whole political thing is a debate and emotionally disturbing but i guess in 20 years the door price will surely not be anymore in those low levels.
