Hi,

Are there any East Cleveland landlords that can help me with a valuation of a property?  A note is available, secured by a duplex in East Cleveland.  I do NOT own the note and this post is not about seeking buyers.

I need to understand valuation before I can make a rational bid on the note.  My online research is showing values ranging from $5,000 to $46,000 within 0.2 miles for similar properties.  (tight range, don't you think????......gee whiz!!!!) I'm certain that condition is the key issue; but I'd rather hear that from those that are near the area.

I already know the back taxes; I've yet to look up any city assessments.  But, all of that information must be taken into consideration with the value of the underlying collateral. 

Any ideas/suggestions are appreciated before I start spending money to nail down this value.  (Was there a recent event in the area to help/hurt pricing?  etc.)
