If you are hiring a PM, then it's not a big difference either way, but if self-managing you don't want to go much bigger than you have been or you may not be able to do all the work.

Another "perfect storm of uncontrollable events".With both failed deals they are pointing blame on poor performance from the companies they hired to manage the property and to do the renovations, which raises a few questions:1) how can/should LPs perform due diligence on these to be hired companies?

Their company is pretty great at not responding to their communities people , not following local law yet alone their own lease agreements The uptick of lot rents I get it it’s business but also driving out affordability for people which again it’s a business so some may say that part is just the territory , but not following lease agreements , hiring poor management and then doing nothing about it when it’s escalated is a reflection on their business aswell   best of luck.

Raising money is all about marketing and sales (not real estate specific) so either hire marketing agency and read sales books, or hop on some LinkedIn courses on marketing and sales.Not sure the legal structure to use: talk to accountants and attorneys.Need deal flow: talk to brokers and go to a lot of networking events.Lending terms: start calling banks and loan brokers.From there, it is all risk mitigation.
