After running the number on over 50 deals I recently scouted 10 properties last week. 4 of those are with a long time real estate investor that's too busy to manage the properties and getting to the age where he'd rather sell. 

We use Zillow to scout an area, what we look for are houses selling WAY below the median for the neighborhood.

If I were to use a website for information, it would be neighborhood scout, but I do not think that is in any way a substitute for local insight.  

I have scouted several properties that i feel may be suitable for me to live in.

If the student spends all day every day for weeks on end doing errands, collecting rent and scouting properties, he or she is just working a go-fer job and should be getting paid.

I've walked the block, talked to neighbors, ran my own comps and scouted out the house and neighborhood as much as possible and only need the agent to let me in to see the inside of the property.

It is always worth to bring in professionals to do the scouting for you.

I'm scouting other deals now to invest that money elsewhere.
