Best website for Market Research

Hi All,

I am a newbie investor and trying to do my homework on where to invest. I have to decided to start as an out of state TK investor. So I am trying to get info on several markets and then pick one.

I was trying to do research and was using two websites, www.city-data.com and Sperlings Best Places but felt like I was finding different info on the same subject. For example, Sperlings has Kansas, MI a population change from 2000 to Now as -5% and city data has it as 5%

I was curious what others have used or if one is more accurate than the other or a completely different site. 

Any help will be great. Thanks.
