What you're asking for sounds a lot like you want someone to take raw meat & potatoes & serve them to you seasoned & ready to eat, but not cook it.

Raw land is exempt because it cannot be used for a consumer purpose, but the minute the buyer moves a trailor or starts building a dwelling, it can BECOME a consumer loan and you have a non-compliance issue. 

There is generally no correlation for a tax value to a market value, even more so with raw land.

They might have template leases, written with local laws and constraints in mind, available to members.Whatever raw template you get, be sure to have an experienced attorney review it before you start using it.

I say mobile home because it fits the area and would be the least amount of work on my end if developing the parcel.I could just list and sell outright on MLS or through a wholesaler - I have a couple of connections already.Anyone else have ideas or experience with raw land this size?

Question - what would it cost to purchase developable multi-family raw land in the area?
