Raw land is exempt because it cannot be used for a consumer purpose, but the minute the buyer moves a trailor or starts building a dwelling, it can BECOME a consumer loan and you have a non-compliance issue.

I say mobile home because it fits the area and would be the least amount of work on my end if developing the parcel.I could just list and sell outright on MLS or through a wholesaler - I have a couple of connections already.Anyone else have ideas or experience with raw land this size?
