If you're in C-D neighborhoods (I think it's a wise move to be in those neighborhoods as a landlord with a smaller number of properties who handles most of his own maintenance) trying to get it done without the police on your side is a serious drawback.

through work I get more of a traditional pension than a 401k, which has its own perks and drawbacks but I will bite anyways. 

I'm the type of guy who would prefer to do it once and do it right, but with flooring it seems like they all have their benefits and drawbacks.

But if I pull the owner builder permit myself, I suppose the drawback of getting contractors to help is that they won't be held responsible for bad work, etc.

Being prequalified should be free to do so there's no real drawback to being prequalified.  

Lots of people do it this way.The one drawback I see is right now you can't take depreciation in the IRA/ROTH/SIDRA...so with bonus depreciation right now to me that can be a pretty big deal. 

Drawback is incorporation do have higher compliance costs (eg. tax filings and annual returns with the province)
