There are Energy Star incentives for rebates, and i believe you can deduct the cost on your taxes for energy efficiency (may have changed for 2018, not sure).  

I’d leave 2 stars overall. 2 for communication. 1 for house rules.

I then did some quick touches and kept receiving 5 star review after 5 star review.

We do NOT allow repeat guests that leave less than 5 stars.

Get yourself in contact with some rock star realtors who have some great connections in the multi-family apartment realm.They're going to get you the best connection right away unless you go through a close personal friend or family member.Make sure to connect on a personal level so that they WANT to send you that info on the next best apartment coming up. 

Check amazon for the type of real estate investing you want to do, then choose the books w/the most stars. 

It seems to me it is very difficult to get recommendations on rock star property management in the areas that seem to be up and coming.

The outage lasted a couple hours so they just went down to the dock and enjoyed the lake.Everybody is different and you have to read the individual to see what if any compensation you might want to offer based on the situation.I still got a 5 star review. 

Unless they are absolute rock stars and I have no other strong prospects in the onboarding flow, I will not deviate from this.
