My Beginning:I am finally getting into investing and have just started this past August on investing my money in stocks, etfs, and cryptocurrencies(also my stores as well my girlfriend and I have a clothing brand that we just started).

I had a broken dryer in a unit that caused some burning to clothes. 

Don't try to split it out, as that won't work.3) Use a programable smart home thermostat- program it to alert you on issues.4) Provide a Washer and Dryer for use, and set up ground rules- move your clothes through. 

Maybe small lockers that the tenants could use for their laundry supplies-soaps, dryer sheets, etc.I would not put dirty bikes, etc in an area that is primarily for producing clean clothes.

Beyond buying food, clothing, and basic shelter, and maybe paying to correct health issues, all other spending is "discretionary", so it really doesn't make any difference if your hobby is playing golf or paying down your mortgage. 

What clothes does a house wear?

I had a lady in my office once made several thousand dollars over the course of a year selling used clothes she would buy in Goodwill and sell over Ebay and Etsy.

I wanted as many streams of income as possible.I am 100% disabled, knife making business, real estate transactions, I am the team leader for the real estate firm, I invest in real estate, my girlfriend started staging Airbnb's and she hand makes children's clothing. 

Things were perfectly fine until I started getting complaints from other guests.The complaints were: Loud talking during quiet hours, moldy food or cluttered food in common space refrigerator, frequent use of laundry room and late hours use, cooking food at late hours, eating all the ice in the refrigerator, leaving clothes and items in the common space. 

Other tenants (non-smokers) have complained their units and clothes smell like smoke.
