While the MS Real Estate degree requires 30-45 hours, the certificate program usually include only the basic courses and require 12 -15 hours.The certificate can be earned by current students studying for a degree in a field other than real estate (such as urban planning, architecture, finance, etc.), or by individuals on a stand alone basis.A few of these certificates can be earned partially or wholly on line.Another program is the CCIM program, covering 5 courses and leading to certification by this commercial real estate affiliate of the NAR.The certificate programs are a solid credential, but does not replace an actual masters degree from the same or similar educational institution.

And with owner occ's they can make all sorts of claims against the lender and the successor lender, if they lawyer up we all know of the stories were people have squatted in houses for years. ( so I guess If one was going to buy a NP you would want the states that really prosecute foreclosures quickly) like GA MS and others.

So, unless it is on the extremes, like high end or low (San Diego vs. small town Mississippi), I'm thinking that what works one place, will work in another.It's certainly a better starting point that my random tries, and me starting all the tracking results from scratch.
